Kick off and before

Meet Amro - Hayya Founder

Amro Al Qubaisi prides himself as a serial entrepreneur with a bootstrapping mindset and passion for hustling. He has set up several businesses but is perhaps best known for founding and formerly running Blaze - a specialized events solution startup decorating major corporate and mega events such as the Dubai Jazz Festival and Dubai World Cup. Followed, he launched Capital Properties and Nadafah Cleaning services generating an annual turnover of over USD $ 1.5mn between all three ventures. In 2017, Amro ventured into the world of technology and formed Hayya - a fintech startup focusing on the real estate market. Hayya was named disrupter and game changer by SME Advisor and Seamless. Prior to this, Amro worked with NBAD and HSBC originating and winning mandates worth over AED 35bn.Amro holds a B.A in International Relations, and a Global Executive MBA from INSEAD. He is also a Certified Investor Relations Officer, and completed the Cambridge Judge Business School Management & Leadership Programme.

Working with Amro

For me, deciding to work with Amro was quite simple. I liked his vision, drive, and ambitions for the product and he was in the financial field more than a decade so he literally knows how to put everything together.I saw Amro as someone I could learn from because he had far more experience working in bushiness than I did and was quite interested to learn from him more about business. On the other hand, Amro liked the work that I've done in the past and appreciated my innovative approach when I do bring ideas to the table and how i think more strategically.

Research & User Experience

The Problem

Property rental problems are mostly with costly with major gaps in tenant verifications, rental collection, claim management and dispute resolution.

- 10-12% - Of landlord property portfolio being disputed due to rent arrears and early terminations.
- 15-30% - Of a property portfolio is currently vacant.
- 10% - Of property rental value is paid today by tenants upfront (5% Agent Fees & 5% security Deposit).
- 5-8% - Of rental amount Is landlord’s expense payout related to property rental.

Market size and Business goal:

The property rental market payments in UAE alone accounts for over $40bn. While security deposits account for $2bn.
Business goal

Hayya Trust score to be recognized as an alternative or supplementary to traditional credit scores to allow users to access socially driven and self-governed alternative financial solutions.

Why: To ensure financial inclusion and eliminate conflict of interest currently available in the financial services sector.

The Hypothesis

Learnings & Findings

- Landlords do not want to be involved in the claim management process and dealing with both insurance and tenant.

Iterated solution: Hayya to act as a broker and manage both inspections, policy application and claims management.

- Insurance companies are moving away from retail products and are not interested to handle claims or pre-move in or post move out inspections as they don’t want to invest in new resources and create new process.

- We find out that landlords handing over projects(contains more than 200 rental units) to property manger.

Iterated solution: Hayya built a project feature that makes landlord can create a project and set manager and bank account to receive payments.

Information architecture and Sketching

The Solution

Turning those flows and messy paper sketches and turning it into wireframes so i can get feedback from the team and make us see how it gonna work.

Handling feedback and Interactive prototype

I used whimsical&Overflow to handle feedback, communication and make prototypes. Usually, I’d upload the latest version of the wireframes (and later on designs) and record voice-over videos used Loom to walk Amro through all the new changes and updates.We completed a few rounds of updates to ensure the wireframes included everything we needed then moved on to designing the UI, which you can dive into in the next section.

The Final Design

On boarding Flow

The goal of the on-boarding flow in Hayya is to collect information about the tenants builds their profile and the landlords to start listing and refer tenants. The critical part was to have the tenants answer questions without getting confused and turn off the website. It required a simple and quick process. steps, cards, and a progression bar were some of the solutions I used to ease the process.

We tried to make listing easy and editable as long as all the necessary info fulfilled.We add 2 options one to add single unit, second option to add multiple units.

Refer a tenant Flow

We tried to make it look like reality as possible, First some one tell you i'm interested to rent your apartment, second you invite him to see the apartment, If he liked it you moved to paper work...So that's what we trying to do digitalize everything possible for now to matching the real renting experience.

Tenants confirming property flow

We make it steps like what happened in reality, Confirmation, Sign up, Build your profile. Introducing Hayya while he starting to sign up with us used Hayya description and benefits, and the ability to email us.

Starting lease and make payments Flow

We give to the tenants two options with lease:
1- Month-to-Month Lease: There’re no set end date on this lease, but you/landlord can end the lease at any time.
2- Fixed Term Lease: This lease has an end date.
After confirmation the tenant start make payments and receive points and rewards.

Conclusion

What did I learn?

Working on legacy field like real estate it's very very challenging to change one process of their processes, but what about a whole renting experience! this big!, I was have no experience in this field before starting this project now actually i have a lot of insights and features to implement and test.

What are the next steps?

- Deep research about specific features
- Reducing required forms
- Usability test of the prototype with users
- Improve user flow
- A comprehensive business model
